About Fibra Educa and its Leader

Fibra Educa, the first and only Real Estate Investment Trust (REIT) in Mexico focused on education, headed by Jorge Nacer Gobera, has announced the initiation of proceedings for a global secondary offering (follow-on) in Mexican and international markets. The announcement comes after lifting confidentiality registration with the Mexican Securities and Exchange Commission (CNBV).

Objectives of the Global Secondary Offering

Fibra Educa intends to allocate net proceeds from the offering to acquiring educational infrastructure and for general corporate purposes.

Fibra Educa’s Portfolio and Performance

With a portfolio of 72 properties centered around education and a gross leasable area exceeding 590,405 square meters, Fibra Educa has maintained a 100% occupancy rate since its stock market debut in 2018. The company has nearly doubled the size of its portfolio and established itself as one of Mexico’s most significant REITs based on market capitalization.

Significance of the Global Secondary Offering

This operation could mark a significant milestone for the Mexican real estate sector, being the first international issuance since Fibra MTY’s placement in March 2024. It may also pave the way for other issuers contemplating a market entry.

Capitalizing on Favorable Conditions

Fibra Educa aims to leverage the favorable macroeconomic environment, with declining interest rates in Mexico and increased stability in international markets. These conditions present a strategic window to strengthen its capital structure and continue its disciplined growth trajectory.

Addressing Educational Infrastructure Gaps in Mexico

In a context where Mexico’s educational infrastructure faces structural shortcomings, Fibra Educa’s investment takes on special significance. According to OECD data, Mexico ranks last among member countries regarding the percentage of 25-34 year-olds with tertiary education, at just 27%, compared to an average of 47%. This educational gap has been exacerbated by reduced public spending, with government investment in education falling from 4.1% of GDP in 2015 to only 3.0% in 2024, intensifying pressure on public supply and boosting demand for privately operated educational infrastructure.

Strategic Response to Educational Challenges

Fibra Educa’s expansion of private educational infrastructure represents not just a financial opportunity but a strategic response to one of Mexico’s most pressing structural challenges.
