Current Hotel Capacity and Growth

Quintana Roo, Mexico is rapidly approaching 140,000 hotel rooms, with aspirations to surpass Las Vegas in the long term regarding the number of hotel rooms, according to projections by the state’s Tourism Secretariat (Sedetur).

The report “How Are We Doing?” by Sedetur, as of June 2023, indicates that Quintana Roo already has a total of 135,961 rooms, distributed across 1,478 hotels throughout the state.

This represents a 9.2% growth since June 2022, as the state had only 124,463 rooms three years ago. Since then, 11,468 new rooms have been built, primarily in the northern part of the state.

Future Investments

Sedetur’s growth projections anticipate that in the next five years, Quintana Roo will exceed 150,000 rooms, surpassing destinations like Las Vegas, which has 145,000 rooms.

Currently, there are plans for an additional 782 hotel rooms for Costa Mujeres and Playa del Carmen. One of the most imminent projects is by Grupo Posadas, with the opening of Devossion by Live Aqua Playa del Carmen, a 314-room resort this summer of 2025.

This resort is part of the brand’s expansion in the “all-inclusive” segment, with 1,100 new rooms across the country this year, targeting destinations that guarantee high occupancy rates, competitive tariffs, and growing interest from both domestic and international travelers.

Another investment is the recently authorized Proyecto Amaneceres in Costa Mujeres, a 468-room development on the continental part of Isla Mujeres. This project is part of the Master Plan “Costa Mujeres Tourism Development.”

Managed by Solar Solimanche S.A. de C.V., the project has received authorization from the Secretariat of Environmental Affairs and Natural Resources (Semarnat) within a five-year timeframe.

The combined investment for both projects totals approximately $1.3 billion.

Projected Expansion in Isla Mujeres

In the continental part of Isla Mujeres alone, there are projections for 25,000 new rooms. With 11,000 already inaugurated, there are still 14,000 rooms to be developed in this area. Additionally, there are over 1,000 condominium projects throughout the state for short-term rental through platforms like Airbnb.
