Finsa, a prominent developer, has announced an investment exceeding $220 million for the construction of a state-of-the-art industrial park in García, Nuevo León. This ambitious project aims to accommodate more than 25 high-level companies and generate approximately 14,000 direct jobs.

Park Features and Phases

The master plan encompasses the development of 17 industrial facilities, totaling 370,000 square meters upon completion of the second phase. The first phase spans 45 hectares, while the second phase adds an additional 47 hectares.

Finsa emphasizes that this project is the first sustainable and large-scale industrial institutional development in García, adhering to international environmental standards. It is designed to house light and non-polluting industries.

García: Emerging Industrial Hub

Located within Monterrey’s metropolitan area, García already hosts operations from prominent companies such as Johnson Controls, Mercedes Benz Autobuses, Liebherr, and Frisa. This solidifies its position as one of the emerging industrial poles in the region.

The industrial space rental market nationwide reached 455,000 square meters in August 2025, with Monterrey leading the demand at 36% of the total volume.

With Finsa García Industrial Park, the company led by Sergio Argüelles González expands its footprint to seven industrial parks in Nuevo León, totaling over 740 hectares within the Monterrey metropolitan area. Currently, Finsa manages and leases 3.7 million square meters and has constructed more than 14 million square meters across its history, operating 28 industrial parks and over 70 locations nationally and internationally.
