Funo Sees Growth Opportunity in Mexico’s Geopolitical Window

Introduction to Fibra Uno (Funo) and its Strategy

Fibra Uno, the first real estate investment trust (Funo) listed on the stock exchange, believes that the primary growth opportunity lies in capitalizing on the global geopolitical realignment that positions Mexico as a key player in regional manufacturing.

Global Trends and Mexico’s Advantage

During the quarterly results presentation, Funo executives agreed that the trust would benefit from the global trend towards regionalizing supply chains and predicted that Mexico would be a relative winner in this realignment.

“The vision is that Mexico will be the net beneficiary of changes occurring with China and Europe, taking on the role of North American manufacturer,” explained Gonzalo Robina, Funo’s deputy general manager.

“From a macroeconomic perspective, the start of T-MEC review, expected to conclude midnext year, indicates that Mexico will be the relative winner in the realignment of supply chains in a more regionalized world,” added Robina.

Leveraging Fibra Next for Industrial Growth

To capitalize on this opportunity, Funo has focused its strategy on creating the Fibra Next vehicle to tap into the industrial boom.

“In a regionalized, rather than globalized, world, Mexico, with its distinctive advantages over China for example, due to its 3,500-kilometer border with the world’s largest consumer, the United States, stands to benefit,” Robina stated.

“This will lead to supply chain integration among the three regional countries over the next decade or two, as we are 85% self-sufficient. Total regional exports account for only 15%, meaning we consume 85% of it among the three countries,” he further explained.

Preparing for Plan México

Jorge Pigeon, Funo’s vice president of Capital Markets, emphasized the need for necessary conditions to be competitive under Plan México.

“Negotiating T-MEC won’t be easy, but we must all give our best effort from our side. We anticipate the T-MEC negotiations to conclude by midnext year,” Pigeon stated.
