She added that demand has focused on large-format facilities, with areas exceeding 40,000 square meters and reaching up to 99,000 square meters.

Gómez pointed out that Mercado Libre has become a recurring player in the State of México’s industrial market. “We see an operation of this size in the region nearly every quarter or every six months, which continues to grow and consolidate,” she noted.

This dynamism has favored submarkets like Huehuetoca–Zumpango, Tultepec, and Cuautitlán, areas that have gained prominence due to land availability, more competitive pricing compared to traditional corridors, and strategic connectivity for supply chains.

These conditions have enabled the development of large-scale industrial facilities meeting increasingly stringent delivery requirements.

Mercado Libre’s Investment in State of México

The new cross-docking center’s opening in Cuautitlán Izcalli reinforces this trend and is part of Mercado Libre’s cumulative $657 million investment in the State of México during 2025 to expand its logistics infrastructure and operational capacity in the country.
