Querétaro’s Housing Market Overview

During the first quarter of 2025, housing prices in Querétaro increased by 6.7% compared to the same period in 2024, according to the Federal Housing Mortgage Society (SHF) Index of Housing Prices.

This increase placed Querétaro among the 11 entities with a variation below the national average, which was 8.2% for the same quarter. Querétaro ranked seventh with the lowest increase.

Zona Metropolitana (ZM) of Querétaro

The 6.7% variation was solely in the Zona Metropolitana (ZM) of Querétaro, driven by the rise in value for three-bedroom houses, as per the SHF.

Housing Price Trends in Metropolitan Municipalities

In the capital of Querétaro, housing prices rose by 7.4%; in El Marqués, the increase was 6.2%; and in Corregidora, it was 5% during the January-March period.

All three municipalities had annual variations below the national average of 8.2%, placing them among the 25 municipalities with appreciation rates below the national level.

Querétaro’s housing price annual variation in the January-March 2025 quarter was the lowest in the past four years, surpassed only by the 6% increase in the first quarter of 2021.

A year ago, in the first quarter of 2024, the SHF index recorded a 11.6% increase in housing prices in the state; it was 9.4% in the second quarter, 7.9% in the third quarter, and 7.1% in the fourth quarter.

National Housing Market Performance

Nationally, the value of homes purchased through a mortgage loan increased by 8.2% in the first quarter of 2025. New housing saw an 8% variation, while used housing had an 8.3% increase.

The average national price was around 1.8 million pesos.

In 21 states, the variations were above the average, while in 11 states they were below. The most significant increases were recorded in Tlaxcala (14.7%), Quintana Roo (12.2%), and Baja California Sur (11.7%).

Conversely, the most modest increases were detected in Mexico City (4.9%), Sinaloa (5%), and the State of Mexico (5.6%).

Housing Price Increases by Metropolitan Zone

By Metropolitan Zone, Tijuana saw an 11.1% increase, León 10.9%, Guadalajara 9.8%, Puebla-Tlaxcala 9.6%, Monterrey 9.1%, Querétaro 6.7%, Valle de Mexico 5.3%, and Toluca 5%.
