Fibra Next Shows Stable Activity on BMV; Positive Outlook for Latest Local Real Estate Investment Trust

Introduction to Fibra Next and its Certificados Bursátiles Fiduciarios Inmobiliarios (CBFIs)

Since the debut of Fibra Next on the Bolsa Mexicana de Valores (BMV), the activity of its Certificados Bursátiles Fiduciarios Inmobiliarios (CBFIs) has remained virtually unchanged. However, according to company executives, expectations are positive regarding the latest local real estate investment trust (REIT) in the market.

CBFIs Performance and Strategies

Fibra Next’s CBFIs began trading on July 25th at a price of 100 pesos per unit, and the price has not moved since then. The minimum trading price has been 97.25 pesos.

The status of Fibra Uno (Funo) and Fibra Next (FNext) Certificates on the BMV shows notable differences based on their placement history and growth prospects managed by the administration.

Gonzalo Robina, a Fibra Next board member and Funo’s general director, stated, “The BMV listing of Fibra Next is currently relatively low, but the company has clear plans to significantly increase it in the future.”

He added that the strategy is “Buy and Hold,” designed intentionally because pension funds (afores) are investors who, by their nature, purchase the position and hold it for the long term, which aligns well with a real estate product.

Robina further explained that the instrument is attractive to afores because they invest today to deliver pensions 20 years later, earning returns or dividends in between.

Future Outlook and Market Dynamics

Robina expressed optimism about Fibra Next’s future prospects, stating that they are “highly attractive and optimistic, driven by regional demand, an aggressive growth strategy, and the potential to capture significant rent increases.”

He mentioned that Fibra Next’s company strategy focuses on growing alongside its tenants and capitalizing on market dynamics opportunities. The most significant macroeconomic trend is the shift from a globalized to a regionalized world, with North America being the winning region.

“The overall investor sentiment is that Mexico will be the most benefited country from geopolitical turbulence and global tariff tensions, particularly the US-China trade battle,” Robina declared.

He asserted that Funo’s growth is based on seizing market opportunities. “The growth strategy is aligned with the expansion of supply chains in the region, driven by existing tenants’ demand growth.” The executives emphasized that artificial intelligence (AI) is the driving force behind the high demand for data centers.
