Introduction to Fibra Next and its Significance
Fibra Next, a new real estate investment fund, is set to launch with 1 million square meters of industrial assets by the end of July. By the end of 2025, Fibra Next aims to have exclusively industrial assets related to logistics and storage sectors, totaling 10 million square meters of gross leasable area from its assets.
Background and Relevance
Fibra Next originates from Nearshoring Experts & Technology and will issue Certificados Bursátiles Fiduciarios Inmobiliarios (CBFI) on the Mexican Stock Exchange in July. These certificates are required by law to distribute 95% of their fiscal results, equivalent to rental income from the properties, among certificate holders.
Investors from New York, Chicago, San Francisco, Boston, London, and Mexico have accessed the placement prospectus for this new instrument. Following the issuance of CBFI supporting 1 million square meters, Fibra Next is expected to reach 10 million square meters by the end of this year.
Partnerships and Future Developments
According to the information gathered, partners of Fibra Uno will not hold certificates for Fibra Next but will receive income from the properties contributed to the new instrument.
Fibra Next will utilize the capital raised in the Mexican stock market to develop new industrial facilities. Additionally, it will incorporate more assets from the El-Mann Arazi family and all industrial properties from Funo over time.
“By the end of this year, Fibra Next will have 10 million square meters of rentable space, and in the next five years, it could reach up to 22 million square meters of industrial warehouses,” said a source familiar with the process.
Market Opportunities and Growth
Market analysts identify a window of opportunity for launching a Fibra linked to the industrial and logistics sectors.
They also highlight a significant growth potential in the Mexican market due to the relocation of new Chinese projects in Mexico. Currently, Mexico has 70 million square meters of industrial spaces, while the United States boasts 700 million square meters – ten times Mexico’s construction.
China, on the other hand, has 2.1 billion square meters of industrial space – three times that of the United States.
“If we capture just 3% of this total in Mexico, it would require developing in less than five years the entire construction in the country over the last 30 years, presenting a massive development opportunity,” said a source close to the sector.
