Collaboration Between Private Sector and Government Federal
In alignment with the collaboration between the private sector and the federal government to achieve the goal of constructing over 1 million homes through the Vivienda para el Bienestar program, housing developers have offered the National Fund for Workers’ Housing (Infonavit) to build, in its initial phase, 66,000 homes spread across 14 states.
Canadevi’s Proposal to Infonavit
Carlos Eduardo Ramírez Capó, president of the National Chamber of Real Estate Development and Promotion (Canadevi), announced that a proposal has recently been presented to Infonavit for constructing these homes, which will be located within the territorial reserves owned by affiliated developers.
Challenges in Providing Essential Services
Ramírez Capó highlighted that one of the major challenges in meeting program targets is equipping development zones with essential services.
- Water: For every 1,000 homes, an estimated 300,000 cubic meters of water are needed annually. To meet projected goals, 50 million cubic meters would need to be available each year.
- Role of Water Service Operators:
Ramírez Capó explained that water service operators play a crucial role as they are responsible for receiving volume allocations for public urban use.
Urban Planning: A Critical Factor
Another significant challenge is updating municipal development programs. Ramírez Capó pointed out that the program contemplates densities of 160 to 180 homes per hectare, but many municipalities still lack the urban planning instruments necessary for such developments.
- Urban Planning Instruments: Not all municipalities have urban planning programs that allow for these densities, making the challenge quite broad.
