Mexico is shaping up to be a dynamic market for the 2026 FIFA World Cup, driven by an active local fanbase and the fact that only three Mexican cities—Mexico City, Guadalajara, and Monterrey—will host the tournament. Another emerging trend is the increase in available housing on Airbnb during the 2026 World Cup. Schmid explained that some property owners in host cities temporarily leave their homes to avoid the influx of visitors, making their properties available for rent during the tournament.
Santiago Morales, co-founder and CEO of the proptech Morada Uno, noted that certain property owners might see an opportunity if their long-term lease contracts end just before the tournament. However, he emphasized that there is no widespread incentive to displace tenants to capitalize on Airbnb rentals during the World Cup.

Morales advised those planning long-term rentals in 2026 and concerned about the World Cup’s impact to secure formal contracts and professional support for legal certainty.
Schmid also considered that the tournament’s effect on traditional rentals will be limited and short-lived. “It’s hard to gauge the tournament’s impact on traditional rent prices. While it is a celebratory month with good Airbnb earnings, it doesn’t structurally change the market. It’s a fleeting phenomenon across the country, likely, but temporary; the demand isn’t sustainable,” he added.
