According to Spot2.mx, a specialized platform in real estate intelligence and commercialization, the active inventory of office spaces reached 9,300 units in September, an 8.39% monthly increase, while digital searches grew by 2.7 percentage points.

However, the average size of requested office spaces showed a slight contraction of 6.2% in the third quarter, averaging 258 square meters (m²). This reflects a preference for more compact spaces.

“Today, the success of a workspace depends less on its size and more on its adaptability, inspiration, and projection of corporate culture. Companies seek spaces that adapt to their teams, optimize costs, and productivity,” explained Pablo Gadsden, Growth Director at Spot2.mx.

The Evolving Office Market

Gadsden further elaborated that the office market is advancing towards a mature stage, where physical space is being reconfigured to better serve talent, organizational culture, and hybrid work models.

“Companies are looking for more efficient offices, closer to talent hubs and services, with better urban connectivity. The office is now measured by strategic value rather than square meters,” he added.

Retention Strategies

In a dynamic environment with changing space availability, retaining tenants has become a priority. Paulette Lecuona, Commercial Director of Grupo Frel, emphasized that freezing prices or offering discounts is not the sole strategy; understanding the evolving needs of businesses and their employees is crucial.

“An office is much more than a workplace; it’s an ecosystem that drives productivity, fosters collaboration, and strengthens a company’s identity. The key is to offer an approach that goes beyond the lease agreement,” Lecuona commented.

Technology, ranging from intelligent access control systems to high-speed connectivity, plays a vital role in optimizing daily operations and contributing to productivity. Moreover, isolation is an outdated concept; new corporate needs focus on fostering a sense of belonging through well-designed common areas and networking activities that connect companies.

New Selection Criteria

Spot2.mx identified several essential standards for companies when choosing an office, including strategic location, flexible contract terms, digital infrastructure, sustainable design, and expansion possibilities, as the minimum adequate space per worker is estimated at 4 m².

Additionally, organizations must consider the integration of functional common areas, maintenance, services, and additional fees.

“The ideal office is not the largest; it’s the one that generates the most productivity per square meter. This trend is evident across the country: the most sought-after spaces are no longer the largest but the best thought out. Today, data is the most accurate map to understand the direction of workspaces in Mexico,” Gadsden concluded.
