Introduction to the Changing Office Market in Mexico
The office sector in Mexico is undergoing a redefinition, with shifts in work models—especially hybrid schemes—opening doors for coworking spaces to gain prominence. According to WeWork Latam data, by 2025, approximately two-thirds of Mexico’s labor force will be under hybrid work arrangements. This model has reportedly increased productivity by 85% and well-being by 79% among workers.
Expert Insights on the Shift
Alberto Vázquez, partner and real estate sector leader at KPMG Mexico, explains that while people are gradually returning to offices, it’s not out of personal preference but due to company requirements. He emphasizes that the market is redefining itself rather than recovering, as it’s unlikely to revert to pre-pandemic conditions.
From Cafes to Work Hubs
Innovations in office spaces are driving this transformation. Chez Vous, a Mexican brand with the Timecafé concept, merges coworking with cafeteria services for hourly, daily, or monthly space needs.
Mariana Carrillo, Chez Vous’ founder, noted that post-pandemic, it’s common to see neighborhood cafes offering good internet connections because they recognized the demand for workspaces. However, these spaces alone cannot meet all professional needs.
Chez Vous started in 2018 from a Condesa, Mexico City garage and expanded to six locations with partnerships from Arturo Elías Ayub and Rodrigo Herrera. Their 2028 plan includes reaching ten units and expanding to Monterrey or Guadalajara.
Carrillo explained that initially, employees sought fixed spots in significant city buildings. Gradually, coworking spaces became more aspirational, with amenities like ping pong tables, beer, and networking opportunities with fellow professionals.
Flexibility and Efficiency for Businesses
Vázquez highlighted that coworking models offer advantages over traditional schemes. He pointed out the inefficiency of maintaining pre-pandemic models with large spaces that aren’t fully utilized.
KPMG Mexico’s representative stated that shared spaces are now valued as collaboration and innovation hubs. People now visit offices to work together, share ideas, and generate projects, making coworking a strategic tool for attracting talent.
